For that reason, I use a 26 Point Buying Plan to ensure that home truly will be where your heart is:

26 Point Buying Plan

  1. Meet. Set up a face-to-face meeting so we can get to know each other better.
  2. Communicate. Discuss agency with you before any confidential information is revealed to me.
  3. Learn. Ask many questions to assess your requirements, preferences, criteria and help you determine what your wants and needs are.
  4. Recommend. Refer you to a mortgage representative if necessary to figure out how much you can afford and obtain a pre-approval.
  5. Research. Research houses that meet your personal and financial criteria and email or review listings with you.
  6. Review. Review photos and videos online of houses that meet your criteria and provide feedback.
  7. Tour. Personally tour houses that may be of interest to you and provide feedback.
  8. Schedule. Set up appointments to see your selected homes or visit Open Houses with you.
  9. Compare. Analyze and compare houses we toured to help you make a better decision.
  10. Inform. Provide information on local amenities including shopping, parks, restaurants, etc.
  11. Resource. Refer you to online sites for more information regarding crime, schools, etc.
  12. Monitor. Monitor the market in the event that we were unable to find the right home from those currently available for sale.
  13. Discuss. Discuss and advise seller of current market conditions, trends and activity including average selling price, days on market, number of houses currently on the market and recently sold.
  14. Report. Prepare a “Comparative Market Analysis” (CMA) before you make an offer.  I research houses in your prospective area that are on the market, are “pending” sold and have recently sold that are similar to the one(s) you are interested in.  This will help you make a competitive offer based on this CMA.
  15. Disclose. Provide you with seller’s disclosures, including Lead Based Paint, prior to writing an offer to ensure that you are legally informed.
  16. Create. Write a strong offer that has all necessary addendums and contingencies.
  17. Negotiate. Negotiate offer.
  18. Advise. Advise you to have home professionally inspected and re-negotiate if necessary based on findings.
  19. Inspect. Coordinate walk through inspection prior to closing.
  20. Review. Review the settlement document at least two days prior to closing.
  21. Attend. Attend closing.
  22. Coordinate. Coordinate occupancy.
  23. Resolve. Solve any and all issues.
  24. Persevere. Exhibit patience and perseverance during this entire process.
  25. Prioritize. Put your interests above my own.
  26. Reconnect. Follow up and stay in touch acting as your continuing real estate information resource.
